4Wear, tear and slow damage
Homeowners insurance is designed for sudden, accidental events, not for the slow decline that comes with age. A roof that has worn out, a water heater that finally gives up after years of service, or rot from a leak that dripped unnoticed for months are often treated as maintenance problems rather than insured losses.
Insurers may deny claims when damage appears to have developed gradually, even if the final failure felt sudden to you. A ceiling stain that has been spreading for a long time, for example, may be seen differently from a pipe that burst overnight. Mold that grows from long-term moisture is often excluded or limited for the same reason.
The best protection here is regular upkeep. Inspect your roof, check under sinks, watch for stains and soft spots, and fix small leaks right away. Keep receipts and photos of maintenance, since they can help show that you took care of your home if a claim ever comes into question. Ask your insurer how your policy treats mold and gradual leaks so you know where the line is.
