5Termites, rodents and other pests

Damage from termites, carpenter ants, rodents and similar pests is generally excluded from homeowners coverage. Insurers usually view pest problems as preventable with routine maintenance and inspections, so chewed wiring, hollowed beams or nests in the attic tend to be the homeowner's responsibility.

What makes pest damage tricky is that it often happens out of sight. By the time you notice sagging floors or droppings in the attic, the problem may have been building for a long time. Repairs can involve structural work, electrical fixes and cleanup, and none of it is likely to be covered.

A periodic inspection by a licensed pest professional can catch trouble early, especially if you live somewhere termites are common. Seal gaps around pipes and vents, keep firewood and mulch away from the foundation, and fix moisture problems that attract insects. Some pest control companies offer service plans that include repair guarantees, so read those terms carefully and compare what each plan actually promises.
